Local Real Estate Agent Expands Appeal through Specialization

[Mansfield, MA]— When Scott Freerksen, a real estate professional with Realty Executives, got into real estate sales, his first decision was to eliminate 99% of all the potential business in Massachusetts. Scott, a lifelong lakefront resident himself, chose to specialize in selling only lakefront property and has since gone on to earn a well respected reputation as ‘The Lake Guy’.

“Other agents and colleagues thought it was career suicide,” Scott Says.  “Most Realtors try to be all things to all people, but I found that by narrowing my focus, it expanded my appeal to buyers and sellers.”

Just as Doctors and Lawyers ‘specialize’ in their industry, more and more real estate agents are finding a niche to call their own. Other specialists have emerged throughout the nation such as The condo King, The Singles Specialist, and The Multi-family Queen.  “To be successful at niche marketing, you need to be passionate about your chosen field,” Scott says, “It should fit your personality and lifestyle.” Scott finds that lakefront buyers and sellers will seek him out for his lake related expertise.

With thousands of real estate agents to choose from, “special agents” stand out from the crowd by offering something of value that no one else can. Specialists generally become top-producers in the industry because they become THE place to go when dealing with that type of real estate.

Scott created a popular website called Masslakes.com which describes the details of all the area lakes and the properties for sale around them. Buyers are particularly attracted to the area lake detail pages, Scott says. “This is the only site that you can find the specifics of the lake itself such as water quality, type of recreation allowed, water depth, fishing details, population, public access, etc., all things buyers should (and need) to know when buying a lakefront home.” The site currently attracts over 1500 visitors per month.

Scott admits that there are many hidden advantages to specialization that he never thought of before. “I have nearly 1500 buyers registered with me who are specifically looking for lakefront property in Massachusetts. They are on my First Choice Email group and are informed about new lakefront listings before the general public. That’s a powerful list and is a big hit with potential sellers I meet with.”

Scott recently has the opportunity to speak about niche marketing at Realty Executives Regional Conference held at Gillette Stadium. “The presentation went over real well, it was a great opportunity to spread the word…I’m sure you’ll see more “special agents” popping up soon!”

Local Real Estate Professional Reveals 29 Vital Home Selling Tips

[Mansfield, MA]—Local Lakefront home owners now can avoid stress and have easier access to important information thanks to Scott Freerksen “The Lake Guy”, a top-producing area Realtor who reveals in a new special report several ways consumers can get the most out of their lakefront home sales. Scott specializes in lakefront property and is an expert on area lakes. Scott recently announced that he is offering his special report, 29 Essential Tips That Get Lake Homes Sold Fast (And For Top Dollar), as a free community service to any consumer selling a lakefront home.
Based on his experiences as a real estate professional and lakefront specialist, the report gives readers an in-depth look at many of the most important decisions that face home sellers in today’s competitive real estate market, Scott says. For Scott, publishing the report has given him the opportunity to share the knowledge he has gained through helping many area lakefront homeowners over the years.

Providing Valuable Information

“Every year I see so many lakefront home sellers make the same mistakes in marketing their homes and negotiating their sales,” Scott says. “It’s so frustrating to know that I could have helped them avoid those problems if only I’d had the chance to talk with them. I hope that this report will get the word out that there are several things sellers can do to better achieve their goals with less hassle if only they have the right information.”
To Scott, information is the most critical asset a home seller can have. “For first-timers, the decisions and implications of selling their most important investment can seem overwhelming,” he says. “Even experienced home sellers can’t always keep up to date with the changes in the real estate market or find ways to overcome the problems they ran into last time. They’re looking for answers, but they keep finding more questions.”

Avoiding Stressful Situations

What’s more, Scott says, even though a professional Realtor® may be able to help them, many home owners don’t contact one because they either don’t know who to call or they’re afraid of running into a high-pressure sales situation with an agent who only wants to get their listing. That’s why Scott has decided to offer his report to every area home seller, regardless of whether they hire him as their agent.
“Some people may not even be ready to sell their home right away, they just want information to help them make the right decision down the road,” Scott says. “That’s fine. My goal is just to get the information out there and make the real estate process smoother for everyone by creating more educated consumers.”

Easily and Quickly Accessible

He has also completely eliminated their need to fear a high-pressure sales pitch by making the report available through his popular website www.masslakes.com. Long known as a cutting-edge professional in the lakefront real estate market, Scott has consistently used the latest technology to produce successful lake home sales for a growing number of area residents. Anyone with questions about the special report or real estate can contact Scott Freerksen “The Lake Guy” at 508-269-6623 or by Email at lakeside01@comcast.net.
